Listing Prep Checklist

Listing preparation is where sellers most directly influence their outcome. A well-prepared home photographs better, shows better, and commands more, both in price and in the quality of offers it attracts. This checklist is organized by phase and by room. Work through it systematically and you'll walk into launch day with confidence.

How to Use This List

Items marked High have the biggest impact on buyer perception and photography. Items marked Medium improve the overall presentation but are secondary if time or budget is limited. Not every item applies to every home, use your judgment and lean on us for priorities specific to your property.

Phase 1: Declutter & Depersonalize

Buyers need to visualize themselves living in your home. The single most effective thing you can do is remove clutter and personal items. This isn't about making your home look bare, it's about making spaces feel larger, cleaner, and more neutral.

Everywhere
Remove family photos, personal collections, and trophies High, buyers should see the home, not your history in it.
Clear countertops and surfaces High, every surface should be nearly empty.
Remove excess furniture Medium, oversized or mismatched pieces make rooms feel smaller. Consider storage.
Clear closets to 50% capacity High, buyers always open closets. Full-to-bursting closets signal insufficient storage.
Remove evidence of pets High, beds, bowls, litter boxes, and toys should be out of sight for photos and showings.

Phase 2: Deep Clean

Clean sells. A professionally cleaned home signals to buyers that the property has been cared for. Budget for a professional deep clean before photography and then maintain it through the showing period.

Degrease oven, range hood, and backsplash High

Clean cabinet faces and hardware High

Bathrooms
Remove all personal care products from counters and shower High

Phase 3: Repairs & Touch-Ups

You don't need to renovate to sell well. But visible deferred maintenance signals to buyers, and their inspectors, that more may be hiding. Address the obvious items before you list.

Interior
Paint touch-ups or full repaint in neutral tones High, fresh paint is the highest-ROI prep investment.
Replace burned-out light bulbs, use warm white, matching temperature High
Fix sticky doors, squeaky hinges, loose handles Medium
Patch holes in drywall High
Replace dated light fixtures if budget allows Medium, a $150 fixture swap can modernize a room.
Exterior & Curb Appeal
Power wash exterior, driveway, and walkways High

Phase 4: Staging

Staging is about creating an aspirational version of the life your home offers. It doesn't mean renting furniture for an empty house (though that's sometimes warranted), it often just means editing, repositioning, and adding a few intentional details.

Staging Essentials
Fresh bedding, white or neutral, pressed High
Add plants or fresh flowers to key rooms Medium, living greenery adds warmth to photos.
Style kitchen counters with one or two intentional items Medium, a bowl of lemons, a coffee station. Not 12 things.

Phase 5: Photography Day

Professional photography is non-negotiable. The vast majority of buyers first encounter your home online, and weak photos kill interest before a buyer ever visits. We use professional photographers, including HDR, twilight, and aerial shots where appropriate.

Before the Photographer Arrives

Remove all cars from the driveway and in front of the house. Put trash bins out of sight. Make beds. Clear all counters. Put toilet lids down. Remove pet items. Close closet doors. The photographer will do their job, your job is to present a blank canvas.

Listing prep is work. It's also one of the highest-return activities you'll do in the selling process. A well-prepared home doesn't just sell faster, it often sells for more and with fewer complications.
